Section 1

La Prairie at a glance

La Prairie is one of the oldest settlements in the Montreal region, settled in 1667 as a Jesuit mission, with today's population of roughly 26,400 as of the 2021 Census. Its Vieux-La Prairie district is a designated Quebec heritage site, and the town was also the terminus of Canada's first railway back in 1836.

La Prairie has no exo or REM station of its own: commuters rely on bus and park-and-ride service, or drive to the nearby Candiac or Brossard stations for rail access into downtown Montreal. The rental market mixes historic housing in the Vieux-La Prairie core with newer residential development elsewhere in town, drawing renters who want South Shore access without Brossard or Candiac's density.

Quebec tenancy rules that apply in La Prairie

Every rental in La Prairie is governed by the Quebec Civil Code (residential leases). Key rules that apply regardless of town size:

  • •
No fixed provincial rent-increase guideline. The TAL publishes a base percentage each year (3.1% for 2026) as one factor among several — capital expenditures and service changes can adjust it further.
  • •
Security deposits are illegal in Quebec.A landlord may only require first month's rent in advance at signing — no separate damage, key, or pet deposit of any kind.
  • •
Landlord entry requires 24 hours' written notice. For repairs, showings, or inspections.
  • •
Disputes go to the TAL.Quebec's Tribunal administratif du logement handles applications from both landlords and tenants.
  • •
No legally required move-in inspection report.A written move-in inspection is good practice but is not a Quebec Civil Code requirement.
