Landlord Forms and Wording in Saskatchewan

Which notices need the approved form, what each must say, and what makes one invalid.

Last updated: October 2026

Short answer

In Saskatchewan, a landlord's notice to end a tenancy must be on the approved form and meet the Act's content rules, and rent increases and fixed term renewals have their own forms. No single lease form is mandatory, but a written agreement must carry the required items.

Which Saskatchewan forms do landlords use?

Most forms are filed or generated through the Office of Residential Tenancies (ORT) online portal. The research found these:

PurposeFormTiming
Rent increase, periodic tenancyNotice of Rent Increase (portal)12 months before the effective date
Rent increase, association memberNotice of Rent Increase for Prescribed Landlord Association Members6 months before
Fixed term nearing its endTerm Lease - Two Month Notice of Intention FormNot later than two months before the end

Goods worth over $1,500Form 2, Property Disposition OrderAfter the tenancy ends, up to one year

Always download the current version from the ORT page or the portal rather than reusing an old copy. The research did not confirm every form's exact current title, so use the name the portal shows.

Rent increase notice

The Rent Increases page says landlords who are not members of a prescribed landlord association may serve tenants with a 12 month Notice of Rent Increase from the ORT online portal. Members in good standing of the Saskatchewan Landlord Association Inc. or the Network of Non-Profit Housing Providers of Saskatchewan Incorporated use a six month version.

  • The first increase cannot take effect until 18 months after the tenancy starts (12 for members), then no more often than every 12 months (six for members). The count runs to the effective date, not the date of the notice.
  • In a fixed term, rent can rise only if the amount and timing were agreed in the lease at signing.
  • A notice that gives too little time is not void. It takes effect on the earliest date that complies, and a tenant may seek compensation.

For the full rent increase process, see the landlord guide to raising rent in Saskatchewan. This guide does not repeat it.

Notice to end a tenancy

For a landlord's notice to be effective, the Act requires it to be in writing, dated and identified as coming from the landlord, to give the rental unit's address and the effective date, and to state the grounds. A landlord's notice must also be on the approved form. Check the form on the ORT portal that matches your ground, and fill in every field.

The periods differ by ground. Unpaid rent of 15 days or more allows immediate notice. Other cause needs a notice that takes effect not earlier than one month after receipt, with a reasonable period to remedy where the problem can be fixed. A landlord's own use ground needs two months. A tenant can dispute most of these in writing within 15 days. The landlord guide to ending a tenancy in Saskatchewan has the grounds and steps, and the government page on ending a tenancy lists the official routes.

The lease: no mandatory form, but required content

Saskatchewan has no single mandatory lease form. The government pages call the ORT documents "sample leases". A written agreement is required only for a fixed term of three months or longer. A written agreement with no end date is treated as a monthly periodic tenancy.

A written agreement must include the standard conditions in Schedule 1 of the regulations, which cannot be changed or removed, plus items such as:

  • the names of the parties and the rental unit's address;
  • your address for service, phone number and an emergency number;
  • the start date and the period or end date;
  • the rent and the deposit.

Give the tenant a copy of the signed agreement within 20 days. If you do not, the tenant's duty to pay rent is suspended. The ORT's Fixed Term Tenancy Agreement (Form 04, October 2021) is an official sample, and its Condition of Premises Checklist (November 2022) is optional for move-in and move-out. See the Saskatchewan lease agreements guide and the Tenancy Agreements page.

Fixed term renewal notice

At least two months before the end, you must serve a written notice on the approved form. The portal lists it under New Notice for a landlord as the Term Lease - Two Month Notice of Intention Form. It says whether you will offer a new agreement and on what terms. The tenant has one month to accept in writing. If the tenant does not respond, that is treated as a rejection, and the tenant must leave at the end of the term.

If you skip the notice, either side can apply to the ORT, and a hearing officer may continue the tenancy as periodic or end it.

What makes a notice invalid, and how to avoid it

The common failures:

  • using an old or unofficial form where the approved form is required;
  • leaving out the address, date, effective date or grounds;
  • serving too late or too little notice for the form.

A wrong effective date does not void a notice; it is treated as the earliest date that complies. The research did not confirm the permitted methods of serving notices or how service is proved, so follow the instructions on the form and the ORT page, and keep proof of when and how each notice was delivered. Applying to the ORT for an order of possession costs $50, which is non-refundable. See how to evict a tenant. This guide explains the rules in general terms; for a specific case, ask the tribunal or a licensed legal professional.
