Fixed-Term vs. Month-to-Month Tenancies in BC

The notice you need to give depends on which type of tenancy you have.

Last updated: September 2026

Month-to-Month Tenancies

In a month-to-month (periodic) tenancy, a tenant who wants to end the tenancy must give 1 month's written notice under British Columbia's Residential Tenancy Act.

Fixed-Term Tenancies

In a fixed-term tenancy, if a tenant wants to end the tenancy at the natural end of the term, they must give notice 30 days before the end date. This 30-day figure applies specifically to a tenant ending a fixed-term tenancy at its natural end, and is separate from the notice periods that apply to landlord-initiated notices.
