Renting in Nova Scotia: the overview
Nova Scotia is home to just over 1.05 million people as of April 2026, according to Statistics Canada's population estimates, and its rental market is anchored overwhelmingly by Halifax, the provincial capital and Atlantic Canada's largest city, home to a major naval base, two large universities, and the region's busiest port.
Every Nova Scotia tenancy, whether on the Halifax peninsula or in a small-town duplex, is governed by the same provincial law: the Residential Tenancies Act, enforced through the Residential Tenancies Program before a Director appointed under the Act. That means the core rules (deposit limits, notice periods, the four-month rent-increase notice requirement) are consistent province-wide. See Section 3 below for the full rundown.

Section 4
Nova Scotia tenancy law: the province-wide rules
Set by the Residential Tenancies Act and enforced through the Residential Tenancies Program, the same rules for every Nova Scotia municipality.
- •Tribunal:the Residential Tenancies Program, with disputes decided by a Director appointed under the Residential Tenancies Act.
- •Security deposit:capped at half a month's rent.
- •Deposit return window:10 days after the tenancy ends, or the landlord must apply to keep some or all of it.
- •Rent increase notice:at least four months' written notice required (eight weeks for week-to-week), no more than once every 12 months. Increases on existing tenancies are capped at 5% a year until December 31, 2027.
- •Entry notice:landlords must give written notice stating a reasonable reason, at least 24 hours and not more than 30 days before entering (8 a.m. to 8 p.m. unless you agree otherwise), except in an emergency, with your consent, or when the premises appear abandoned.
- •Notice to end a month-to-month tenancy:one month from the tenant. A landlord can only give notice to quit on grounds the Act lists, such as unpaid rent.
- •Non-payment of rent:if rent is unpaid three days after it is due, the landlord may give a notice to quit effective no earlier than ten days later. The tenant can pay the arrears in full within those ten days to void it.
