Property management fees in Halifax typically run 8 to 12 percent of monthly rent for standard residential management, plus a one-time tenant-placement fee in the $400 to $700 range at each new tenancy. Property managers earn their fee. It is not free money. A good PM handles all of the following on the landlord's behalf:

Halifax property management market notes
As Nova Scotia's capital and by far its largest city, Halifax has an established property management industry serving a large renter population, including students across several major post-secondary institutions. Fees typically run 8 to 10 percent of monthly rent, with tenant-placement fees usually in the $400 to $700 range.
On CMHC's October 2025 Rental Market Survey, the Halifax CMA's all-apartment-type average rent was $1,755 a month (up 7.3 percent year over year), with the two-bedroom average at $1,650 and purpose-built vacancy at 2.7 percent, up from 2.1 percent the prior year. A Halifax PM angle you may not have considered
Nova Scotia requires landlords to give four months' written notice before a rent increase takes effect on year-to-year and month-to-month tenancies, with increases on existing tenancies capped at 5% a year until December 31, 2027, and a 10-day deposit return window at the end of a tenancy. A good Halifax PM's paperwork discipline on both fronts, timing increase notices correctly and moving fast on the post-move-out deposit accounting, is worth more here than in a market with looser timelines, since a mistake on either one is a straightforward path to a Residential Tenancies Program dispute.
