How do I tell my landlord I am not renewing my lease?

Last updated: October 13, 2026

Short answer

Put it in writing, say the address and the date you are moving out, sign it and keep a copy. How early you must send it depends on the province and on whether your lease is a fixed term or month-to-month: in Alberta no notice is needed to end a fixed term on its end date, but in Ontario a fixed-term lease rolls into month-to-month unless you give 60 days' notice, and in Newfoundland and Labrador a fixed-term tenant gives not less than 2 months' notice before the end of the term. Check the table below for your province before you pick a date.

Do you have to send a non-renewal letter?

A lease renewal is a new agreement for another term. What happens if you simply do nothing at the end of a fixed term differs by province:

  • Alberta and New Brunswick: a fixed term ends on its end date without notice, but if you stay and the landlord keeps accepting rent with no new agreement, a new tenancy begins (in Alberta, a periodic tenancy; in New Brunswick, one whose term follows how rent is paid).
  • British Columbia, Ontario and Prince Edward Island: the tenancy continues as a month-to-month tenancy on the same terms unless the law lets it end. In Ontario you must give 60 days' notice, ending no earlier than the last day of the term, if you want to leave at the end.
  • Nova Scotia: a fixed-term lease ends on the day in the lease, and if you remain with the owner's consent it becomes month-to-month.
  • Saskatchewan: a fixed term ends on its date unless a new agreement is signed, and the landlord must send a written notice of intentions at least two months before the end. A tenant who does not accept in writing within a month is deemed to have rejected it.
  • Manitoba: the landlord must give a renewal at least three months before the end of the agreement. If the landlord does not and the tenant stays, the agreement is deemed renewed for the same term or 12 months, whichever is less.
  • Newfoundland and Labrador: a tenant on a fixed term gives not less than 2 months' notice before the end of the term; if the tenant stays with no notice given, the tenancy continues on the same terms.

Even where no notice is strictly required, a short letter protects you: it shows when you told the landlord and which date you plan to leave. If you are unsure whether you are on a fixed term or month-to-month, check your lease. For the reverse situation see can a landlord refuse to renew a lease.

What to put in the letter, with a sample

The rules we reviewed ask for a written notice that identifies the unit and the date the tenancy ends, and some provinces ask for a signature: Alberta (address, signature, termination date) and New Brunswick (unit address, termination date, signature). Alberta also counts the notice from the day it is served, and Ontario adds five days if the notice is mailed.

SQRFT advice, not law: use the sample below, send it early rather than on the last possible day, deliver it in a way you can prove, and keep a copy.

Not renewing a lease, province by province

Alberta

A fixed term tenancy ends on its end date without notice from either side, and it does not renew by itself. If the tenant stays and the landlord keeps accepting rent with no new agreement, it becomes a periodic tenancy. At the end of a fixed term the parties can negotiate a new agreement that could change the rent, the deposit and the conditions.

For a month-to-month tenancy the tenant gives one full tenancy month of written notice, served on or before the first day of the notice period. The notice must give the address, be signed and set the termination date. A late notice pushes the end to the last day of the next complete tenancy month.

British Columbia

If the tenancy agreement does not require the tenant to vacate at the end of the fixed term and the parties do not sign a new one, the tenancy continues as month-to-month on the same terms. A landlord cannot make a tenant who wants to go month-to-month sign another fixed-term agreement. A vacate clause is allowed only in limited cases, such as an individual landlord or close family member who will occupy the unit.

A tenant's notice to end a month-to-month tenancy must be in writing and given at least one month before the effective date and before the day rent is due; it is a complete rental month, not simply 30 days.

BC notice to end tenancy | BC fixed-term vs periodic

Manitoba

Three months before the end of a tenancy agreement, landlords must give tenants a renewal of the tenancy agreement. If the landlord fails to do so and the tenant continues to occupy the unit, the existing agreement is deemed renewed for the same term or a term of 12 months, whichever is less. Tenants in fixed-term tenancies are responsible for the rent until the end of the term.

A tenant in a periodic tenancy must give one full rental payment period's notice: notice on or before the last day of a rental payment period, to be effective not earlier than the last day of the following period. We did not find a source that states what a tenant must do to decline a renewal at the end of a fixed term, so confirm the steps with the Residential Tenancies Branch.

Saskatchewan

A fixed term tenancy ends on the date specified unless the landlord and tenant have signed a new tenancy agreement. The landlord must serve a written notice of intentions not later than two months before the agreement ends, saying whether a new agreement is offered. The tenant has one month to respond in writing, and a failure to respond is deemed to be a rejection.

For a periodic tenancy the tenant's notice cannot take effect earlier than one month after the landlord receives it (one week for a weekly tenancy), and the tenancy ends the day before rent is next due.

Ontario

When a fixed term ends and nothing new is signed, the tenancy continues automatically on a month-to-month basis (week-to-week if rent is paid weekly) on the same terms. The standard lease says the end of the agreement does not mean the tenant has to move out or sign a renewal or new agreement to stay.

A tenant leaving at the end of a fixed term gives 60 days' notice, with a termination date no earlier than the last day of the term. For a month-to-month tenancy the notice is at least 60 days and the termination date has to be the last day of a rental month; for daily or weekly rent it is at least 28 days. Add five days if the notice is mailed.

Ontario notice to end tenancy | Ontario fixed-term vs periodic

New Brunswick

The government says a fixed-term lease automatically ends at the end of the agreed period. If the landlord accepts rent after a tenancy has expired and no new lease is signed, the Act says this creates a new tenancy agreement whose term is determined by the method of rental payment.

For periodic tenancies a tenant gives written notice: one full week for week-to-week, one full month for month-to-month and three months before the end of the lease year for year-to-year (one month for a tenant who has been in the unit five consecutive years or more). The notice must show the unit address, the termination date and the tenant's signature.

New Brunswick ending a tenancy | New Brunswick lease agreements

Nova Scotia

A fixed-term lease ends on the day specified in the lease, and the Renting Guide says it does not renew after the end date. A new fixed-term lease must be signed for each additional fixed term. If a tenant remains in possession with the consent of an owner, the Act deems the lease renewed on a month-to-month basis.

A tenant's notice to quit is given in writing on Form C: at least three months before the end of the year for a year-to-year lease, at least one month before the end of any month for month-to-month, and at least one week before the end of any week for week-to-week. The notice must be given before the rent due date in the relevant month.

Nova Scotia ending a tenancy | Nova Scotia lease agreements

Prince Edward Island

At the end of a fixed term with no renewal option and no valid termination, the landlord and tenant are deemed to renew the tenancy agreement as a monthly tenancy with the same rights and obligations. A tenant's ordinary notice cannot end a fixed-term tenancy before the term ends.

A tenant's written notice must be signed and dated and takes effect at least one month after the landlord receives it, ending the day before rent is due. For a weekly tenancy the notice takes effect not earlier than seven days after the landlord receives it.

PEI ending a tenancy | PEI lease agreements

Newfoundland and Labrador

A tenant gives notice not less than one month before the end of a rental period for a month-to-month tenancy, 7 days for week-to-week, and not less than 2 months before the end of the term for a fixed term. The notice must be given no later than the first day of a rental period and end on the last day of a rental period. The government form is the Tenant's Notice to Terminate.

If a fixed term ends and the tenant stays with no notice given, the tenancy continues on the same terms and can then be ended with the month-to-month notice periods.

How to write a lease non renewal letter?

Write your name and address, the date, the landlord's name and address, the unit address and the date you will move out, and state plainly that you will not be renewing. Sign it and ask the landlord to confirm in writing that they received it. Alberta and New Brunswick sources specifically ask for the address, the termination date and a signature. A full sample letter is above.

What is a lease renewal?

A renewal is the landlord and tenant agreeing to continue the tenancy, usually for another fixed term. In Prince Edward Island a renewed agreement keeps the same rights and obligations, subject to any lawful rent increase, and in Nova Scotia a new fixed-term lease must be signed for each additional fixed term. In Alberta the parties can negotiate a new agreement at the end of the term that may change the rent, deposit and conditions. In Ontario the tenant does not have to sign a renewal to stay.

How to write a lease renewal letter template?

A renewal letter normally names the landlord and tenant, gives the unit address, states the new term and rent, and says whether the other terms stay the same. SQRFT advice, not law: both sides should sign, and any change from the old lease should be agreed in writing. In Alberta and Ontario, changes to an existing agreement need both parties' agreement. In Saskatchewan, a tenant responds to the landlord's notice of intentions in writing within one month.

How to write a lease renewal letter sample?

A short example: "I would like to renew my lease at [address] for a further [term] starting [date] at [rent], with all other terms staying the same. Please sign below and return a copy." This is SQRFT advice for wording, not a legal form. Compare it with any new lease before signing, because the landlord may offer different terms.

Do I need to renew my lease?

Not in most provinces covered here. In British Columbia a landlord cannot make a tenant who wants to go month-to-month sign another fixed-term agreement, and in Ontario the tenancy continues month-to-month if nothing new is signed. Saskatchewan works differently: a fixed term ends on its date unless a new agreement is signed, and a tenant who does not accept the landlord's notice of intentions in writing within one month is deemed to have rejected it. In Nova Scotia the fixed-term lease simply ends unless a new one is signed.

Is there a sample letter for a tenant not renewing a lease?

Yes, the sample letter above covers it. Fill in the address, the move-out date and whether your lease is a fixed term or month-to-month. Then compare your move-out date with the notice column in the table for your province before you send it. The letter is SQRFT advice, not an official form, except where a province names a form such as Nova Scotia's Form C.

How early should I send a letter to not renew my lease?

As early as is convenient, and at least the notice your province requires. That is 60 days in Ontario, one month in most provinces for month-to-month, three months for a year-to-year lease in New Brunswick and Nova Scotia, and 2 months before the end of a fixed term in Newfoundland and Labrador. Several provinces count from when the landlord receives the notice, and Ontario adds five days for mail, so send it early and keep proof of delivery.

Does a tenant have to give notice if they are not renewing the lease?

It depends on the province and on the type of lease. In Alberta no notice is needed to end a fixed term on its end date, and the same appears true of New Brunswick and Nova Scotia fixed terms, which end on their own. In Ontario, Prince Edward Island and British Columbia a fixed term can turn into month-to-month if you stay, so give notice if you want to leave. In Newfoundland and Labrador a fixed-term tenant gives not less than 2 months' notice, and in Saskatchewan the landlord's notice of intentions comes first.
