Average Rent for a 2-Bedroom in Ottawa

CMHC's 2025 Rental Market Report (October 2025 survey, published December 11, 2025), which averages the entire existing purpose-built rental stock, put Ottawa's average 2-bedroom rent at $1,926/month, up 3.4% year-over-year. For new listings, Rentals.ca's National Rent Report (published September 9, 2026) put Ottawa's average asking rent for apartments and condos at $2,168/month in August 2026, down 1.6% year-over-year. That Rentals.ca figure covers all unit sizes, so it is not a 2-bedroom rent.

The two numbers measure different things. CMHC averages what existing tenants pay across the whole purpose-built rental stock, including long-tenured, rent-controlled units, and reports it by bedroom count. Rentals.ca tracks asking rents on newly listed apartments and condos, and its Ottawa city figure combines every unit size. Because one is a 2-bedroom stock average and the other is an all-size asking average, the dollar difference between them is not a like-for-like measure of what a new 2-bedroom lease costs.
