How the Eviction Process Works in BC
A closer look at what happens once a landlord files for Dispute Resolution at the RTB.

Filing a Dispute Resolution Application
If a tenancy dispute over an eviction notice is not resolved directly, either side can file a Dispute Resolution application with the Residential Tenancy Branch (RTB). A landlord seeking an order to end a tenancy and get an order of possession typically uses Form RTB-12L-CT (Landlord's Application for Dispute Resolution, Current Tenancy). The filing fee is $100 flat.
Fee Waivers
A fee waiver is available using Form RTB-17 for tenants or landlords with low income (below LICO or on qualifying income assistance), those facing extraordinary recent expenses causing hardship, or as reimbursement to the winning party if they checked the correct box on their application.
The Hearing
Both sides can present evidence at the hearing. Wait times for a Dispute Resolution hearing vary, and the RTB does not appear to publish a single current official average; historical improvements have been reported by the province, but no verified current figure exists as of this writing.
The RTB Order
After the hearing, the RTB issues a written order. This order is binding and can, depending on the outcome, end the tenancy, dismiss the landlord's application, or award compensation.
