How to File a Claim with the BC RTB

Which form to use, how much it costs, and what to bring to your hearing.

Step 1: Identify the Right Form

The Residential Tenancy Branch (RTB) uses different application forms depending on your situation:

  • RTB-12T-CT: tenant's application for Dispute Resolution, current tenancy
  • RTB-12L-CT: landlord's application for Dispute Resolution, current tenancy
  • RTB-12T-PT / RTB-12L-PT: past tenancy applications
  • RTB-12T-DR: Direct Request, a fast-track option for deposit recovery
  • RTB-12T-EXH / RTB-12L-EXH: Expedited Hearing

Step 2: Pay the Filing Fee

The filing fee for a standard Dispute Resolution application is $100 flat. Direct Request applications are also $100. If the cost is a barrier, you can apply for a fee waiver using Form RTB-17, available for low income (below LICO or on qualifying income assistance) or extraordinary recent expenses causing hardship.

Step 3: Prepare Your Evidence

Gather your tenancy agreement, any written communication with the other party, photos or video relevant to your claim, and your RTB-27 condition inspection report if one exists. Organize this material ahead of your hearing so you can refer to it clearly.

Step 4: The Hearing

At the hearing, both you and the other party present evidence to an RTB arbitrator, who issues a written order afterward. Bring your organized documentation and be ready to reference specific dates and events.
