Landlord Entry Rules in Saskatchewan

Your landlord can't just walk in. Here's exactly how much notice they need to give, and when they don't need to give any at all.

Standard Entry: 24 Hours to 7 Days' Written Notice

For a general entry into a rental unit, a landlord in Saskatchewan must give written notice of at least 24 hours and not more than 7 days before the intended entry, under Saskatchewan's landlord entry rules. The notice has to specify a time window of no more than four hours during which the landlord will enter, and entry can only happen between 8 a.m. and 8 p.m.

Shorter Notice for Showings

If a landlord is showing the unit to a prospective new tenant -- for example, after a tenant has given notice to move out, or within the last two months of a lease -- only two hours' notice is required, and it can be given by phone, email, or a posted notice. Showings to a prospective purchaser of the property require 24 hours' notice. Entry for showings is not permitted on Sundays or on the tenant's day of religious worship.

When No Notice Is Required

A landlord can enter without advance notice if the tenant agrees at the time, if the unit appears to have been abandoned, or if there's an emergency that requires entry to protect life or property.
