The Landlord's Duty to Maintain the Unit

Under The Residential Tenancies Act, 2006, a landlord must maintain the rental premises in a good state of repair and fit for habitation, use, and enjoyment -- and that duty extends to any services and facilities included with the tenancy, such as appliances, heating, and plumbing that came with the unit.

Pest problems, including bed bugs, generally fall under the landlord's maintenance responsibility. Tenants are expected to report infestations to the landlord right away and give the landlord a reasonable amount of time to deal with it. If a tenant caused the infestation, the landlord may be able to seek reimbursement from the tenant for the cost of treatment.
