Is a Condition Report Legally Required?
Unlike some provinces, Saskatchewan's official guidance on security deposits does not state that a condition report is a strict legal requirement for every tenancy. What does exist is an official Condition of Premises Checklist published by the Office of Residential Tenancies, meant to be completed at move-in and again at move-out.
Why You Should Still Do One
Even where it isn't strictly mandatory, a signed condition report is one of the clearest pieces of evidence in a deposit dispute at the ORT. Both the landlord and tenant should walk through the unit together, note the condition of walls, flooring, appliances, and fixtures, and both sign and keep a copy. Photos taken the same day add further protection for either side.

If a landlord files a claim against your security deposit for damage, having a signed move-in condition report makes it much easier to show what condition the unit was actually in when you took possession -- and to dispute a claim for pre-existing wear and tear.
